So many people are so very enthusiastic as they launch their real estate careers, then comes the reality that it takes alot of learning & hard work.
As a Managing Broker I have seen so many different types of people enter the field.
The Worrier : they have done the same thing over so many times and still do not think they know what they are doing. They continually doubt themselves and thus, their customers may doubt them due to the fact that they are always doubting themselves.
Don’t get me wrong I think what we do as realtors is very important & serious business. We deal, in most cases, with the largest purchase & investment a person will make in their lifetime. My only observation is that the continual doubting and worrying by the agent makes the customer nervous. So I ask you when does the doubting end?
When do you know you know what you are doing? How would you feel going to a doctor that was worried about what he was doing? I don’t think you would go to that doctor. So the same goes for the customer who feels their agent is insecure and not able to fully support them through their transaction.
Now on the other hand….
The Warrior : Their attitude is I don’t care what I don’t know just let me out of here so I can work with customers!The Warriors are those agents that don’t know what they don’t know ! Many times they don’t care either ! (Which is pretty scary!)
They are so eager to work with the customers that they skip the training and hit the streets customers in tow ! The customers don’t know, they don’t know, they trust them because their confidence and their ability to work with them is their greatest skill.
If those agents just take some time to learn the technicalities they will be super stars! Instead many times they run themselves ragged and figure they’ll deal with the important details later !
My hope for them is that they have a strong manager that will slow them down just a bit and assist them in learning the basics, so, that they can assure that all those deals will close with the least amount of complications possible !

American Recovery and Reinvestment Act of 2009
Eligible buyers must close by December 1, 2009 so it’s important to select a residence soon to make sure you don’t get left out. The credit applies to first-time homebuyers, as well as individuals who have not owned a principal residence in the 3-year period prior to the purchase, and applies to homes purchased between January 1, 2009 and December 1, 2009. The tax credit is equal to 10% of the purchase price, but capped at $8,000. Certain income restrictions apply so be sure to visit www.irs.gov to learn more about eligibility requirements and limitations.
The credit:
- applies to purchases that close before December 1, 2009
- applies only to homes used as the taxpayer’s principal residence
- reduces a taxpayer’s tax bill or increases his or her refund, dollar for dollar
- is fully refundable, meaning the credit will be paid out to eligible tax payers, even if they owe no tax or the credit is more than the tax owed

The City of Aventura announces a call for Builders and Developers who follow the Green Iniciative.
This Green iniciative is one more step that the City of Aventura in South Florida is taking towards helping the environment and turning our city into a green friendlier town.
The new resolution will include marketing of green buildings on site construction signs. Plaque on the building designating the project under the Program.
Through this ongoing effort the City of Aventura, once again, tackles this important issue that will ultimately benefit all of us.

Today I would like to share with you some technical terms that we use when we analyze the situation of the market:
Absorption Rate: I like this tool, it is very useful to help us understand the Aventura condo market. It is the time it takes to sell the current inventory at the present rate of sales. Absorption rate for The Point Condos: 3.92 p/month. This means that on average 4 listings are selling every month.
Tasa De Absorción – Es una herramienta muy util para saber cuantos condos se venden por mes.
Months Supply: is the number of properties available for sale in a 30-day period. A Buyer’s market is said to exist when inventory exceeds the 9 months’ supply. Currently there is 13 months supply of inventory at the Point.
Meses de Inventario – Es la cantidad de propiedades disponibles a la venta en un periodo de 30 dias. Cuando el inventario supera la oferta de 9 meses decimos que estamos en un Mercado Comprador. En el momento en The Point contamos con una oferta de 13 meses.
THIS WEEK
Inventory has been lightening lately and the Market Action Index has been trending up. Though days-on-market is increasing, these are mildly positive indications for the market. Home sales have been exceeding new inventory for several weeks. Since, this is a Buyer’s market, prices are not yet moving upwards as excess inventory is consumed.

Realtors Use Google Voice Mobile
Google Voice for mobile allows you to make calls and send texts from your Google Voice number. You can dial your Google number then press 2 and call the number that you want to connect with and the receiver of the call will see you Google Voice number! Inexpensive international calls are also an option…. Google has dome it all!

One Number Rings all your lines !
I have been using Google Voice, formerly Grand Central for quite some time. I got a number when it was still Grand Central. I am sure you would agree that in the Real Estate business your phone is your everything! Customers have your number, your office has your number, vendors have your number, its on your cards and website. As realtors, you need to be accessible & responsive by email & phone.
Well, Google Voice makes that very easy. You need be invited to join & then you can choose practically any area code you want, from local or faraway destinations. You set it to ring your work phone, your cell phone & your home phone or whichever numbers you want to ring. You then can screen your calls, listen in and then decide to pick up or send directly to voice mail. Google Voice also transcribes the voice mail into text and it emails it to you !
SMS and Miscellaneous features
When people SMS your Google Voice number, the message will go directly to one or more (however many you have set up) mobile phones. You can respond to those SMSs directly from the phone, and that response will appear to come from your Google Voice number. You can also send and receive SMSs right from the Google Voice Web interface, so that you don’t have to take out your phone every time you want to text your friend to ask why he’s late picking you up—assuming you’re in front of a computer already, that is. Google Voice lets you archive your SMS logs too so that you can reach them anytime from the website.

Market Report for Condos f in for August 2009
At this point Prices in Aventura for Condos for sale are in a plateau. Buyers looking for deals and opportunities in the Aventura market are now taking action and we see a more active market.
If the market action index begins to move up, we will see a shift towards a Seller’s market for the City of Aventura and a reduced number of condos for sale; although this may still take some time.
Local conditions are still int he Buyer’s market zone with a large inventory available of condos for sale in Aventura, Fl at the current sales rate.
